Landlord turnover lock checklist

Use one sheet per unit at every turnover. It keeps keys accounted for and gives you a record if questions come up later.

At move-out

  • Count the keys returned against the keys issued
  • Collect garage remotes, fobs and mailbox keys
  • Note any damaged lock, door or strike plate
  • Change the garage keypad code and remove old smart lock users

Before the new tenant

  • Rekey the unit's entry locks
  • Rekey or recode the mailbox, storage and garage access the unit uses
  • Test every lock with the new key
  • Check the unit's doors and locks make it reasonably secure (Manitoba's Residential Tenancies Act, s. 53(1))

At move-in

  • Record how many keys, remotes and fobs the tenant receives, and have them sign for them
  • Give the tenant your number for lockouts
  • Remind the tenant that lock changes need the landlord's consent, and the landlord's need theirs (s. 53(2))

Records

  • Keep a key log for every unit
  • File this sheet with the lease
