What are the most common garage door repairs?

The most common are a broken spring, an opener that has stopped working or reversing, a frayed or loose lifting cable, a door that has come off its track, and a bottom seal frozen to the floor. Springs and cables are under heavy tension, so if the door looks crooked or a spring has a visible gap, leave it and call a technician.

Every part of the door

A garage door is a heavy panel held in balance by springs, guided by tracks and moved by an opener. When one part fails, the others take the strain. We repair and replace:

  • Springs: the part that actually lifts the door, and the most common failure.
  • Openers: motors, sensors, remotes and keypads.
  • Cables: lifting cables that fray or jump off their drums, often after a spring problem.
  • Tracks and rollers: bent tracks, worn rollers and doors that have come off the track.
  • Panels and seals: dented or cracked panels and the bottom seal that freezes to the floor.
  • Locks: the overhead door's lock, handle and keyed release.

Off track or hanging crooked: stop and call

If the door is hanging at an angle, a cable is slack or a roller has left the track, don't run the opener and don't try to force it back. A door that's off balance can fall. Leave it where it is, keep people and cars clear, and call us.

Winter is hard on garage doors

Minus 30 nights, ice at the threshold and snow packed against the bottom seal all add load. The most common January call is a door frozen to the floor; the fix is freeing the seal, not more force from the opener. Lubricating rollers and hinges before winter, and keeping the threshold clear of ice, prevents a lot of calls.

Homes and businesses

Most of our garage door work is residential, from single doors to triple garages. For shops, warehouses and loading bays, see commercial garage doors. Replacing the whole door? See garage door installation.

Questions people ask

My garage door is frozen to the ground. What do I do?
Don't keep pressing the opener: it strains the motor and can tear the bottom seal. Gently free the seal with a plastic scraper, or warm the ice line, then try again. If it still won't move, call us.
Can I use the emergency release when the door is up?
Only if you're certain the springs are intact. With a broken spring, a released door can drop suddenly. When in doubt, leave it and call.
Do you do commercial overhead doors?
Yes. Overhead, sectional and loading doors are on the commercial garage doors page.
Do you fix the lock on the garage door?
Yes. The lock, handle and keyed release on the overhead door are part of garage door repair. The deadbolt on the side door into the garage is a normal lock change.
Is it really any hour?
Yes. A car stuck behind a broken door is an emergency, so call or text any time.
